The first thing is where to find a contractor. There are various ways a contractor can be identified for any nature of job, may it be a house repair or complete house building. But the common criterion remains the same. The job should be done within acceptable limits and within given time frame and within the budget planned.
A contractor can be identified from media advertisements like ads in local newspaper, radio, or door to door pamphlet distribution or yellow pages. But for such kind of contractors there are certain points to be borne in mind before engaging them for work. There is no authenticity of such contractors. So to be on the safe side of the river, proper information should be gathered about the contractor before engaging him for the work, and not merely choosing the least amount bidder for your job.
Before the contractor is finalized from the unknown sources like the ones mentioned above, you should be the owner of these vital information mentioned here. First the inquiry should be made about the where about of the contractor and then a crosscheck should be done for the address and telephone number given by the contractor are true. Second thing is to ask your contractor if he has taken up similar job before and if yes, ask him to list the same. Check and verify the accounts of previous works given by the contractor. Third thing to ask is the amount that will be charged and if the contractor is looking for further sub contracting the job. If the charges are nominal and the work content calls for a sub contractor the go ahead can be given for such contractor. Finally an inquiry should be posed for the time taken to finish the job.
Compare the information gathered by the different contractors and ask them why some body is charging more for the same work. There may be a second side to this apart from cost, that is, the quality of work. A balance is to be struck between time, money and quality. And the winner is he, who can get the best of all the three while choosing a contractor.
A better place to look for a contractor is your own neighborhood, friends and relatives. These are the people who can give you first hand information about your to be contractor. See in your neighborhood, friends, and relatives if anybody has hired a contractor for the same or similar work you are looking for, if you find a contractor there, ask about his work and dealing. This is a good place to find a contractor as everything is known before hand and chances of fraud are less compared to a totally new contractor.
But everything depends upon your common sense, so apply it, before choosing a contractor from any source.
